Minutes of Special Meeting
Date: May 29, 2012

The Larchmont Public Library Board of Trustees met on May 29, 2012 at 8:00 a.m. Present were: Board Chair Pamela Dubitsky, Lauren Gottfried, Maureen LeBlanc, John McGarr, and Iven Taub. Laura Eckley, Library Director, was also present.

Board Chair Dubitsky called the meeting to order at 8:05 a.m.

Board Chair Dubitsky and Library Director Eckley gave a report on recent activity, meetings and discussions concerning the ongoing issues surrounding the leaking Pella windows in the Children's Room.

After discussion, Trustee LeBlanc made a motion, seconded by Trustee McGarr, to approve the following resolution: Resolved, that (1) in order to ascertain the source of extensive water leaks occurring in and around windows installed during the renovation of the Larchmont Public Library Childrens' Room and the Village of Larchmont Village Center, and (2) in order to (a) remediate any mold resulting from such leaks and discovered during an assessment by Quest Environmental, presented in a report dated May 9, 2012, and (b) repair and/or reconstruct any walls and other areas of the library damaged and/or contaminated by such mold,

the Board of Trustees of the Larchmont Public Library (the "Board") hereby authorizes Laura Eckley, Library Director, to enter into a contract with Simpson, Gumpertz and Heger (SGH) to perform one or more water test(s) on such windows at a cost not to exceed $12,600, with the purpose of identifying the source of the water leaks;

and furthermore, the Board authorizes Laura Eckley, Library Director, to select a mold remediation company, at her discretion and based upon her discussions with Library Superintendant John O'Malley and their joint review of multiple bid proposals, and to enter into a contract with such company for remediation and repair/reconstruction, at a cost not to exceed $20,000.

The Board further resolves that it will seek reimbursement for the cost of such (1) water testing and (2) mold remediation and repair/reconstruction, from whichever party (or parties) is found to be responsible for the water leaks due to defects in design, construction, assembly or installation of such windows.

Board Chair Dubitsky adjourned the meeting at 8:35 a.m. The next regularly scheduled meeting of the Board will be held on June 13, 2012.
